Housey and Moosey
Holy smokes. Holy smokes.

I haven't been writing about it much, but I've been freaking out a lot lately over the house and stuff. A big part of that had to do with the financial repercussions of capital gains and recapture tax.

Well, I did some more homework today. I called SONYMA, who referred me to an IRS form that was considerably shorter than the one that had baffled me. And I called the mortgage broker that P's uncle mentioned.

Mortgageguy was incredibly helpful. He had a sweet bit of arcane info that immediately qualmed a bunch o' fears: capital gains can apparently be prorated. Since I'm selling just short of the two year mark, I'll only get hit with a teensytiny penalty.

And according to the IRS form, I won't owe a penny of recapture tax.*

Two of my biggest fears have just been rendered impotent, and should have no bearing on the sale of my house.

Meanwhile, Mortgageguy is doing some comparables for me (which is the next step in the process of selling my house: setting a reasonable price). Mind you, I'm not paying him or anything; he's either doing it as a favour to P's uncle, or in the hope of getting referrals from me.

You can bet I'll be referring people to him-- yessirree!**

I am SO STOKED about this!

I'm gonna do some sheetrockin' tonight to celebrate. *gag*

Loonies and Toonies and Moosies, oh, my!

In other news, Caribana and Las Vegas still seem rather unlikely.

If I DON'T make it to Toronto, somebody HAS to send me ONE OF THESE:

Seriously. That is just TEHCUTE.

OK, gotta finish up a couple things here at the office, then get my butt home to learn the finer aspects of sheetrocking and do some PR for Z and the boys.

I'm missing me boys, but things are lookin' up; yes they are.

Hope you're having a fantabulous hump day :)

* I rolled for disbelief, and made my saving throw... but I'll have the form checked out by someone else, just in case :)
** ADDENDUM-- he just called; he's also a realtor. Sorry, Mortgageguy! I'll only use you if Selling By Owner doesn't work for me. I'll still refer prospective buyers to you, though!
*** Hey, you-- yes, you! ...wanna buy a nice house?

I'm feeling all kinds of: I'm swoony over the moosey!

Would it be terribly inapppropriate of me to ask for one of those, too? Our dumb old state quarters aren't anywhere close to being as cool as that!

Wait. Are those going to be in circulation, or are they just special edition coins that you have to buy? www.mint.ca has them listed with a T-shirt and water bottle for $19.95, but I haven't found them listed any other way.

I'm not sure-- they're given out to new immigrants on Canada Day. I'd kind of assumed they'd be released into the wild after that, but now I'm not so certain!!
