Housey and Moosey

Holy smokes. Holy smokes.

I haven't been writing about it much, but I've been freaking out a lot lately over the house and stuff. A big part of that had to do with the financial repercussions of capital gains and recapture tax.

Well, I did some more homework today. I called SONYMA, who referred me to an IRS form that was considerably shorter than the one that had baffled me. And I called the mortgage broker that P's uncle mentioned.

Mortgageguy was incredibly helpful. He had a sweet bit of arcane info that immediately qualmed a bunch o' fears: capital gains can apparently be prorated. Since I'm selling just short of the two year mark, I'll only get hit with a teensytiny penalty.

And according to the IRS form, I won't owe a penny of recapture tax.*

Two of my biggest fears have just been rendered impotent, and should have no bearing on the sale of my house.

Meanwhile, Mortgageguy is doing some comparables for me (which is the next step in the process of selling my house: setting a reasonable price). Mind you, I'm not paying him or anything; he's either doing it as a favour to P's uncle, or in the hope of getting referrals from me.

You can bet I'll be referring people to him-- yessirree!**

OK, gotta finish up a couple things here at the office, then get my butt home to learn the finer aspects of sheetrocking and do some PR for Z and the boys.

I'm missing me boys, but things are lookin' up; yes they are.
